A commercial office building was under contract to sell, but it shared a property line with an active dry cleaner. The dry cleaner had a known history of PCE contamination, and the buyer’s environmental consultant raised concerns about possible vapor intrusion from next door.
Oak Environmental was brought in to perform a Vapor Intrusion Pathway Investigation. We reviewed the Phase I and Phase II reports, previous vapor intrusion work, existing NJDEP records, and building layout. Our team installed indoor air samplers inside the basement to test for PCE and other chlorinated solvents.
Testing revealed no detection in the indoor air.
We prepared a full report, submitted the findings, and confirmed that no further mitigation system was needed at this time.
The buyer moved forward with full confidence, the lender was satisfied, and the deal closed on time. No further testing or action was required.
